If you currently own a home and are considering selling, you obviously want to get the most value as possible during the sell. There are a lot of simple steps you can take to ensure that you get top dollar and the largest possible return on your investment.

Step 1: Choose the right Realtor and follow their advice.

Are you full time? How long have you been in the business? How many homes have you sold in the last year? What area do you specialize in? These are all great questions to ask your potential Realtor and their answers should guide your decision. You can sell your home without a Realtor, but if you want the largest returns, ALWAYS use a trusted Realtor.

Step 2: Price your home correctly

If priced correctly and marketed correctly, you should receive multiple offers within the first week. If not, your home can sit on the market and eventually become stale. Potential buyers won’t want to see it and may wonder ‘what’s wrong with is?’ instead of wondering ‘what’s right?’ If you do receive any offers, you’ll find that they are often times significantly below your asking price. By putting the right price on your home in the beginning, you’ll greatly increase your chances of selling your home.

Step 3: Make sure your home is always presentable

Is the grass cut? Are the weeds pulled? Is the garage empty? If the kitchen clean? All these elements greatly increase the perception of your home. Potential buyers want to imagine themselves in your home, if it isn’t presented well, their imagination and desire to buy will be effected. Make sure your property looks it’s been when showing potential buyers. A Move-In-Ready gem always sells faster than one that ‘Needs a little work.’ In some cases, your home might not need any work at all, but the way its being presented implies such.

Step 4: Make your home available for showings

Simply put, you’ve got to be open for business. A home can’t sell if a home can’t be seen. Few if any buyers will purchase a home they can’t physically see, so if your home is more unavailable than available, you’ll miss a huge portion of potential buyers. If your Realtor has potential buyers, make every effort to accommodate any showing.

Step 5: Professional Images

Make sure the listing agent hires and professional photographer. While some potential buyers will drive by your own and evaluate it’s ‘curb appeal’ many will want to see as much as possible online. This means your Realtors website and portals like Zillow and Redfin are vitally important to the purchasing process. Make sure your Realtor is using well lit, high grade, professional images to market your home. Most buyers fall in love online, and have that feeling confirmed once they are inside your home. If they don’t like what they see online, very few will make the journey to see it in real life.
